Larry is a committed professional . Every aspect of his handling of the sale of my mother's house for which I was acting as power of attorney was handled perfectly . Not only did Larry broker the sale of the house but he was also to offer excellent reccommendations including contractor , permit and variance service and even someone to assist in getting cleaning and organizing the house for sale as well as for the final clean out . Larry has excellent attention to detail and knows the market well . But perhaps as important as all of these issues , Larry was sensitive to and worked around the fact that mom who was failing was living in the house while we were attempting to sell it . His staff were particularly kind to my mother and were sensitive to her needs as well . Finally I would say this about Larry ... He is a good guy in the important sense of the word and handled himself and the entire process in an ethical and involved way . All of these factors helped to make a difficult process ( I was managing all of this from Albany NY ) go as smoothly as it could possibly go .

Larry exceeded all our expectations, and its easy to see why so many local families trust him to sell their houses!

Before we began the process of listing our home many of the people we knew in Farmingdale recommended Larry. To quote one of our friends they said "if you want your house sold call Larry Theodore." This statement proved to be true. We sold our house for asking price and Larry helped us every step of the way. He provided encouragement and help whenever we needed. This process can be tough to go through but I couldn't imagine doing it without Larry's help.

Over the past 18 months we have sold two other houses. Unfortunately they were out of state and Larry could not be our agent. Larry Theodore is what every agent should be and more. He went above and beyond for us numerous times. Larry arranged for contractors to make some minor repairs. He negotiated with the buyers' agent and both of the attorneys. Larry was recommended by my sister in law. Larry sold her parents house. She said he sold it very quickly and efficiently. What convinced me to hire Larry relative to another well referred broker was that Larry seemed much more anxious to sell the house. He correctly pointed out that we needed to get the house on the market right away before the big spring sales rush. He also assured us that we didn't need to spruce the house up (e.g. redo the kitchen). Timing was much more important. He was right. Larry did a great job of explaining the historic inventory process of the Farmingdale area. He then laid out his marketing plan of how Century 21 would help facilitate the sale ( IE: open-houses,print ads and online methodology ) Though out the process Larry was always there for any questions I had and was extremely polite. In the end anybody can make promises, not only did larry make the promises more importantly he kept them.

Larry was a true professional. His knowledge of the real estate market and local comps was very impressive. His follow up skills including call backs on night and weekends was a breath of fresh air. He single handed sold my house in less than a week. It was a genuine pleasure to work with him and I will reference his name for any real estate sales transaction. Larry was great even when I had 100 questions. He kept doing Open Houses as often as I asked.

We chose Larry as we had seen his name on a number of Century 21 flyers/signs on properties in Farmingdale for almost as long as we had lived in Farmingdale. What that told us was Larry was committed to his profession, must be successful as he has a long tenure, had a real, true knowledge of the real estate market in Farmingdale and that is what we wanted. As a result, the time period to sell our house (from the time we engaged Larry to the day we closed on the sale) was just about 4 months, which was a shorter time period than I expected.

Having only heard about Larry Theodore and seeing his signs in the area for as long as I have lived in the area I decided to give him a call to see what the hype was. Bottom line is that the first people that looked at our home made an offer we could accept so we had a sale in about two weeks after our house was listed.
